What this company does

DiamondRock Hospitality Company is a self-managed and self-administered lodging-focused real estate investment trust that owns a portfolio of hotels and resorts. It is an owner, rather than an operator, of the hotels in its portfolio, and all of its hotels are managed by a third party, either an independent operator or a brand operator such as Marriott. As of December 31, 2025, it owned 35 hotels with 9,595 rooms located in 26 markets in the United States. It operates nearly 40% of its portfolio as independent hotels, with the remainder operated under a brand owned by Marriott International, Hilton Worldwide, or IHG Hotels & Resorts. The company is headquartered in Bethesda, Maryland, and, as of December 31, 2025, employed 35 full-time employees with no part-time employees. It conducts its business through an umbrella partnership REIT, or UPREIT, structure in which its hotels are owned by subsidiaries of its operating partnership, DiamondRock Hospitality Limited Partnership, of which it is the sole general partner and in which it owns, directly or indirectly, 99.5% of the limited partnership units. The company commenced operations in July 2004 and became a public reporting company in May 2005.
