It invests in several types of industrial real estate, including warehouse/distribution, accounting for approximately 80.5% of its total annualized base rent as of December 31, 2025, flex space at approximately 3.4%, transshipment at approximately 6.0% and improved land at approximately 10.1%. It is a Maryland corporation formed on November 6, 2009, and has been publicly held and subject to U.S. Securities and Exchange Commission reporting obligations since 2010. It is an internally managed Maryland corporation and elected to be taxed as a REIT under Sections 856 through 860 of the Internal Revenue Code of 1986, as amended, commencing with its taxable year ended December 31, 2010.
