The Company owns and operates open-air, grocery-anchored shopping centers and mixed-use properties in the United States. As of December 31, 2025, the Company held interests in 565 shopping center properties totaling 100.2 million square feet of gross leasable area across 29 states. As of December 31, 2025, the Company employed a total of 710 persons, of which 32% were located in its corporate office, with the remainder located in 30 offices throughout the United States or working remotely. At December 31, 2025, the Company's single largest tenant accounted for 3.8% of its annualized base rental revenues, and its five largest tenants together accounted for 10.9%. The Company began operations through its predecessor, The Kimco Corporation, organized in 1966 through the contribution of several shopping center properties owned by its principal stockholders. The Company completed its initial public offering in November 1991 and, beginning with the taxable year that started January 1, 1992, elected to qualify as a REIT under the Internal Revenue Code of 1986. The Company reorganized into an UPREIT structure in January 2023.
