The company operates its own architectural, engineering, mortgage, title, land development, insurance, smart home technology and landscaping subsidiaries, and, in certain regions, its own lumber distribution, house component assembly and manufacturing operations. Through third-party joint venture partners, it also designs, builds, markets, and sells high-density, high-rise urban luxury condominiums under the Toll Brothers City Living brand. In addition to its residential for-sale business, it also develops and operates urban and suburban for-rent apartment and student housing communities primarily through joint ventures. Toll Brothers, Inc. is a corporation incorporated in Delaware in May 1986 that began doing business through predecessor entities in 1967.
