Enact writes and assumes residential mortgage guaranty insurance that covers a portion of the unpaid principal balance of Low Down Payment Loans, mortgage loans where the loan amount exceeds 80% of the value of the home, protecting lenders and investors against certain losses resulting from nonpayment of loans secured by mortgages, deeds of trust, or other instruments constituting a first lien on residential real estate. It facilitates the sale of mortgages to the secondary market, including to private investors as well as the Federal National Mortgage Association and the Federal Home Loan Mortgage Corporation. The company operates in all 50 states and the District of Columbia. As of December 31, 2025, it had 419 full-time employees, all working in the United States, with 51% based in its Raleigh, North Carolina office and the remaining 49% working in the field, predominantly in sales and underwriting. It conducts a majority of its business through its primary insurance subsidiary, Enact Mortgage Insurance Corporation, and offers mortgage and credit-related insurance and reinsurance through its other subsidiaries. One of these subsidiaries, Enact Re Ltd., its wholly owned Bermuda-based subsidiary, reinsures EMICO's new and existing insurance in-force under quota share reinsurance agreements. Its operations also include a run-off insurance block with reference properties in Mexico, which is immaterial to its results.
